Newport Beach STR Rules & Regulations

Newport Beach boasts a thriving market with 1,550 authorized Short-Term Rentals (STRs) currently operating in the area. If you're an investor considering purchasing an STR, it's crucial to familiarize yourself with the complete STR Ordinance, STR Frequently Asked Questions, and Good Neighbor Brochure. Operating an STR requires obtaining both a Short-Term Rental Permit and a Business License.

• If you prefer a hassle-free option, you have the opportunity to purchase a currently licensed (turnkey) STR, provided one is available for sale. The great news is that STR Permits are transferrable, as long as the Buyer follows the permit transfer process outlined by the city of Newport Beach.

• It's important to note that the city will not issue more than 1,550 STR permits, ensuring a balanced market for all stakeholders involved. As a buyer, you can continue to operate the STR even while waiting to receive the physical copy of the new STR permit.

• Fortunately, a Property Safety Inspection is not required prior to obtaining an STR permit. However, the STR application process typically takes approximately 15 days to complete. To obtain a new STR permit, there is a fee of $500.

• Short-Term Rental owners are obligated to pay a Transient Occupancy Tax of 10% to the city. Additionally, it is a requirement that the Short-Term Rental owner or their designated agent be located within 25 miles of the unit and remain available 24/7 to promptly respond to all complaints within 30 minutes.

• Please keep in mind that the occupancy limit for a Newport Beach STR is set at a maximum of 10 guests, ensuring a comfortable and safe experience for all visitors.
