Anaheim STR Rules & Regulations

Discover the vibrant world of Short-Term Rentals (STRs) in Anaheim, with approximately 225 permitted STRs currently operating.  If you're an investor considering an STR purchase, it's crucial to familiarize yourself with the STR Ordinance and STR Fact Sheet.


  • Requirement of Short-Term Rental Permit: Operating an STR in Anaheim requires obtaining a Short-Term Rental Permit.


  • Purchasing a Licensed STR: If available for sale, investors have the opportunity to purchase a currently licensed (turnkey) STR.  However, it's important to note that STR Permits in Anaheim are not transferrable.


  • New STR Permit Issuance: The city will not issue new STR permits for recently purchased properties, ensuring a controlled and balanced market for STR operations.


  • Application Process for New STR Owners: All new STR owners must apply for an STR permit as new applicants.  It's worth noting that the STR Buyer (New Owner) can continue to operate the STR while waiting to receive the hard copy of the new STR permit.


  • Duration of STR Application Process: The STR application process typically takes approximately 14 days to complete, allowing for a streamlined evaluation and issuance of permits.


  • Transient Occupancy Tax Requirement: Short-Term Rental owners are required to pay a Transient Occupancy Tax to the city, contributing to the local community and infrastructure.


  • Complaint Response and Availability: To ensure a satisfactory experience for guests, the Short-Term Rental owner or their designated agent must be available 24/7 to respond to all complaints within 30 minutes.


  • Fire Sprinkler System Requirement: An automatic fire sprinkler system approved by the State Fire Marshal must be installed in dwellings with an occupancy permitted for more than ten (10) persons.  The owner is responsible for obtaining the necessary permits, paying fees, and maintaining the fire sprinkler system.  However, if the owner agrees to a restriction in the short-term rental permit to limit occupancy to ten or fewer occupants, the automatic sprinkler system requirement does not apply.
