Joshua Tree Housing market update - March 2025

The Joshua Tree housing market continues to lean heavily in favor of buyers this spring. Currently, there is an 11.4-month supply of homes for sale — a strong indicator of a slow market. Homes are sitting on the market for an average of 127 days before selling, reflecting extended negotiation periods and buyer caution.


In March, sellers were receiving approximately 83.9% of their original asking price, meaning buyers have significant room for negotiation compared to more competitive markets.


With inventory high and homes taking longer to sell, Joshua Tree presents an excellent opportunity for buyers seeking value — and a clear call for sellers to price aggressively and market strategically.
