Desert Hot Springs STR Rules & Regulations

 

  • Desert Hot Springs currently has around 415 authorized Short-Term Rentals (STRs) operating in the area.  If you're an investor considering purchasing an STR, it's crucial that you familiarize yourself with the complete STR Ordinance and Good Neighbor Brochure.  Operating an STR requires obtaining a Short-Term Rental Permit, which is mandatory.


  • The number of STRs cannot exceed 4% of the total developed housing parcels in Desert Hot Springs.


  • A new STR permit will NOT be issued for a property located within 500 feet of an existing Short-term Rental.


  • In case you're interested in acquiring an STR that is already licensed and ready to go (known as turnkey), it is possible to purchase one if there are any available for sale.  However, it's important to note that STR Permits are non-transferable, meaning they cannot be transferred from one owner to another.  It's vital to recognize that the issuance of an STR permit rests solely within the jurisdiction of the city, subject to its discretion on timing and eligibility.


  • The city of Desert Hot Springs continues to issue new STR permits for recently purchased properties.  Therefore, if you become a new STR owner, you must apply for an STR permit as a new applicant.  Keep in mind that you cannot advertise your Short-Term Rental or host guests until you, as the owner or your designated representative, receive the physical copy of the new STR permit.


  • Short-Term Rental owners are obligated to pay a Transient Occupancy Tax to the city.  Additionally, it is essential that the Short-Term Rental owner or their designated agent remains available 24/7 to promptly address any complaints.
