Coachella STR Rules and Regulations

Short-Term Rental Permit Requirement: Operating a Coachella STR requires obtaining a Coachella Rental Permit.  

Purchasing an Existing Licensed STR: Investors can purchase an existing licensed (turnkey) Coachella STR if one is available for sale.  

Application for New STR Permit: Within fourteen (14) days of any change in property ownership, the new owner must submit an application for a new STR permit. This Coachella Rental Permit must be obtained before continuing to rent the unit as a STR.  

Non-Transferrable STR Permits: It's important to note that STR permits in Coachella are non-transferrable.  

Issuance of New STR Permits: The city actively issues new STR permits for recently purchased properties, creating opportunities for those interested in the Coachella STR market.  

Application Process and New STR Owners: All new STR owners must apply for a Coachella Rental Permit as new applicants. However, it’s essential to understand that the Short-Term Rental cannot be advertised or host guests until the owner receives the hard copy of the new STR permit.  

Swift STR Application Process: The STR application process generally takes about 2 days to complete, offering a quick turnaround for permit issuance.  

Transient Occupancy Tax: Short-Term Rental owners are required to remit a Transient Occupancy Tax to the city.  

Complaint Response and Availability: To maintain a high standard of service, the Short-Term Rental owner or their designated agent must be available 24/7 to address all complaints within 45 minutes.  

Maximum Occupancy Guidelines: The maximum occupancy for a Coachella STR is set at two people per bedroom, plus an additional 2 people per unit. For instance, a 3-bedroom STR can accommodate a maximum of 8 occupants [(3 Bedrooms x 2 People) + 2 People per unit].  

Increased Occupancy Requests: If an applicant requests increased overnight occupancy beyond the standard guidelines, the permit administrator may require an interior and/or exterior site visit. The owner must be present during the site visit, and the permit administrator's determination regarding the application for increased occupancy will be final.
