coachella HOUSING MARKET UPDATE - MARCH 2025

The Coachella real estate market is currently leaning toward a more balanced environment, with a 3.3-month supply of homes available. This level of inventory indicates a moderately paced market where buyers have some negotiating power, but competition among buyers still exists.


Homes are spending an average of 60 days on the market, suggesting a relatively healthy selling pace compared to other areas. Sellers are receiving approximately 95.5% of their original asking price, reflecting a modest negotiation margin for buyers.


As of March 2025, the median sale price in Coachella was $435,000, marking an 8.9% decrease compared to the previous year. Meanwhile, the median list price stood at $487,000, showing that many homes are selling below their initial listing prices.


The current market conditions in Coachella suggest a window of opportunity for buyers, with slightly more negotiating leverage and reasonable inventory levels. Sellers may need to stay flexible with pricing strategies to attract buyers and close deals efficiently.
