Short-term rentals are not marketed like ordinary homes. A sound STR sale starts with residential comparable sales—the foundation of market value—then adds operating records, local permit rules, property condition, guest-ready features, and market data so qualified buyers can understand the opportunity. Revenue projections and cap rates provide useful context, but they do not replace comparable sales or determine appraised value.
A SELLER-FOCUSED STR SPECIALIST
Keith Powers is a Southern California–based real estate professional with a specialized focus on short-term rental (STR) properties. Licensed since October 2013, he leads Powers Realty Group Inc. under Alta Realty Group. His practice is listing-focused and serves STR owners throughout the Coachella Valley and High Desert, with occasional Anaheim assignments.
PRICING AN STR FOR TODAY'S MARKET
The listing price must be supportable by current comparable sales. Operating history, occupancy, average daily rate, permit status, furniture, and management systems can help explain the STR's business story, but they should not be used to justify a price the residential market cannot support. Keith will recommend a realistic price rather than promise an unsupported number to win a listing.
WHAT HAPPENS TO THE STR PERMIT
STR permits are non-transferable. A buyer must obtain a new permit after closing and comply with the local jurisdiction's current rules. Anaheim is a different market because legal STR supply is capped; that scarcity can affect what buyers pay, but the permit process and current rules still need to be verified for the property.
THE SELLER PROCESS
The process begins with a complimentary STR valuation request and property review. Keith then analyzes comparable sales, reviews the property's operating history and condition, and develops a seller recommendation. When a property is listed, the marketing package may include a proforma P&L, professional photography, a dedicated property website, video, an investment-analysis flipbook, local STR rules, guest-review context, and targeted outreach to STR buyers. The goal is to give buyers a clear, evidence-based understanding of the property while keeping the pricing grounded in comps.
SOUTHERN CALIFORNIA MARKETS
Keith's primary STR markets include Anaheim, Bermuda Dunes, Coachella, Indio, Joshua Tree, Palm Springs, Yucca Valley, and the surrounding Coachella Valley and High Desert communities.
CONSIDERING A SALE?
If you are tired of managing an STR, concerned that revenue no longer justifies the work, or simply want a clearer picture of today's value, request a complimentary STR valuation. You will receive a market-based assessment built around comparable sales, property condition, and the facts buyers are likely to evaluate.
